Energy performance certificate for a post-war veterans' house

Post-war veterans’ houses (rintamamiestalo) belong to the building category (käyttötarkoitusluokka) of small residential buildings (category 1 a-c). The same category also includes, for example, semi-detached houses. When a post-war house or another building in the same category is sold or rented out, the law requires an energy performance certificate (energiatodistus), whose most important piece of information is the E-value (E-luku). Energy class of a post-war house

A building’s energy class is determined by its E-value, and the energy classes are on a scale of A–G, where A is the best and G the worst. For post-war houses and other small residential buildings, the energy class is also affected by the heated net floor area, as shown in the table below. At least for the time being, there are no E-value or energy class requirements for old buildings. It is enough to have an energy certificate prepared in connection with a sale or rental. Factors affecting the calculated energy performance, i.e. the E-value

The energy certificate is prepared by an energy certificate assessor in accordance with the decrees and regulations. The certificate records the data used in the calculation that is relevant to calculating the building’s energy consumption. Such data include, for example, the thermal conductivity of the windows/external walls/base floor/roof, the ventilation system and the efficiency of any heat recovery, any self-generated energy, the airtightness of the structures, the type of heating system and the energy carriers used.
