Energy certificate for a terraced house

By law, an energy performance certificate (energiatodistus) is needed for an old, existing terraced house when one of its flats is sold. Responsibility for obtaining the terraced house’s energy certificate lies with the housing company (taloyhtiö), and the energy certificate is always drawn up per building, jointly for all the flats. Although an energy certificate is required for a terraced house when a flat is sold, there are no energy efficiency requirements for an existing terraced house. Besides being a mandatory cost, however, obtaining the energy certificate can be an opportunity to find out the housing company’s energy saving potential. In an old housing company, energy efficiency can often be improved with fairly small investments so that the payback time is very short and the investment profitable. If the investment is financed with a loan, it is in certain cases possible for the housing company’s monthly costs to remain lower than before throughout. Energy efficiency classes for terraced houses in the energy certificate

The E-value determines which energy efficiency class a terraced house building belongs to. The unit of the E-value is kWhE/m²a, and it expresses how much energy, weighted by energy carrier factors, the property consumes per square metre of heated net floor area per year according to the calculation rules laid down in the decrees. Put more simply, if the E-value (E-luku) is, for example, 80 KWhE/m²a and the property’s floor area is 1000 m², then 80,000 kilowatt hours of energy weighted by energy carrier factors are consumed per year. Each energy carrier has its own factor: 1.2 for electricity and 0.5 for district heating. So if, according to the calculations, the property consumes, for example, 50 kWh/m2a of electricity and 40 kWh/m²a of district heating, the E-value is 50 x 1.2 + 40 x 0.5 = 80 kWhE/(m²a).

Terraced houses and 2-storey blocks of flats belong to intended-use category 1d.

Energy efficiency classes for terraced houses and 2-storey blocks of flats

If the E-value is less than or equal to 80, the energy efficiency class is the best, A. If the E-value is greater than 80 and less than or equal to 110, the energy efficiency class is B. Ministry of the Environment Decree 1010/2017 also stipulates that the worst permitted E-value for a new terraced house is 105 and thus energy class B. There are no energy efficiency requirements for old, existing terraced houses, but an improvement in the energy class may be a condition for grants for energy renovations.
